Railpen secures planning for net zero carbon office retrofit at Smithfield in London
constructionenquirer.comRailpen, the 34 billion pound Railways Pension Scheme manager, has won planning approval to retrofit its 12 Smithfield office building in the City of London. The project will retain the existing six-storey structure, replace the facade, and extend the upper floor to create floorplates up to 20,000 square feet. It targets BREEAM Outstanding, EPC A, WELL Core Platinum, NABERS UK 5 Star, and net zero carbon in operation. Construction is expected to start in February 2027. The retrofit will add over 9,400 square feet of private terraces and rooftop gardens, plus 11,400 square feet of retail and amenity space at ground level. The building sits opposite the future London Museum. Railpen is also progressing other major office schemes in Birmingham and Cambridge. This project shows how pension fund capital is driving deep retrofits with aggressive carbon targets in central London.
