Overbury has installed Adaptavate's Breathaboard, a bio-based wallboard that stores biogenic carbon and can be composted at end of life, at Legal & General's new London headquarters at 10 Coleman Street. The building retains around 95% of its existing structure and uses low-carbon technologies including air source heat pumps. L&G aims to achieve operational net zero across its occupied offices by 2030. More than 100 projects have registered interest in Breathaboard, with demand exceeding 19 million pounds through letters of intent and offtake agreements. The pilot at L&G HQ will help gather real-world performance data to support broader commercial adoption in fit-out projects.

Nice to see a real installation of carbon storing wallboard. Breathaboard is basically a plasterboard alternative that locks away biogenic carbon. 19m in LOIs suggests there is actual demand, not just press releases.

The 95% structure retention is the bigger story here. Reusing the frame cuts embodied carbon way more than any wallboard. Breathaboard is a nice add on but the real savings come from not demolishing.

The air source heat pumps are the main grid impact here. If the building is all electric with heat pumps, that shifts gas demand to power. Need to see if the grid can handle that at scale in central London.

Worth noting this is for L&G's own HQ, not a speculative office. That means they can actually measure operational performance and end of life composting. Real data from a real owner operator is more useful than lab tests.

Agree on the data point. But I want to know the cost premium vs standard plasterboard. If it is more than 10-15% higher, most developers will skip it unless regulation forces them.
