Reducing embodied carbon by 32% on a tower this size is a decent win. Most people only talk about operational energy, but the concrete core is where the real damage is usually done. I wonder what the actual cost premium was for the low-carbon mix compared to standard OPC.
The cost premium usually gets offset by the LEED Gold certification, which increases the asset value for institutional investors. The real question is whether Morocco has the procurement rules to make this the standard rather than just a trophy project.
4,000 square meters of PV is a lot of surface area, but it is a drop in the bucket for a 55 story luxury tower. It probably covers the elevators and some lighting, but the HVAC for a glass tower in Rabat will still be pulling heavily from the grid. What is the actual percentage of load covered by the microgrid?
Holcim is pushing their ECOPlanet line hard. 1,000 tons of CO2 saved is a good number, but I would like to see the full lifecycle analysis. Low-carbon cement is a start, but we need to see more on the steel porticos used in the facade.
