Lochgelly affordable housing: 45 energy-efficient homes and retail spaces begin construction on derelict FabTek site
scottishhousingnews.comConstruction has started on a major affordable housing project in Lochgelly, Fife, converting the derelict former FabTek site off Hall Street into 45 social rented homes, two retail units, and 55 parking spaces. The development, led by Kingdom Housing Association for Ore Valley Housing Association, uses a fabric-first approach to cut heat loss and carbon emissions, with over 80% of homes as compact flats, nearly three-quarters facing south, and features like high heat retention storage heaters, airtight building envelopes, and solar PV panels. Partially funded by Scotland's Vacant and Derelict Land Fund, the project addresses local housing emergencies while regenerating a long-dormant town centre gap site. Campion Homes is the construction partner, and the design team includes ECD Architects and BSA Engineers. The layout also repairs the streetscape along High Street and Hall Street, adding public open space near the historic Town House, and is expected to boost the local economy throughout the build.
