Podium's GEOpark student housing development in Kingston, Ontario has been named the sole recipient of the 2026 Canada Green Building Council Inspiring Home Award. The building at 485 Albert Street is the city's first CAGBC Zero-Carbon Designed residential building, using high performance design to cut energy use while serving students near Queens University. The project was developed with Vestcor, OPTrust, Secure Capital, and Blue Vista Capital Management. The award was presented at the CAGBC Building Lasting Change Conference. Project team members from ENFORM Architects, Lemay, and Podium accepted the honor. Podium says the project proves zero carbon design is achievable in student housing. The building is part of a larger portfolio of geo-exchange and efficiency focused rental properties in Kingston including GEOcentral and GEOtowns.

Zero carbon design certification is one thing. Actual operational performance is another. Would like to see metered energy data a year after occupancy. Student buildings can have weird load patterns.

Agreed. Geo exchange helps but the grid connection still matters for backup and peak loads. Kingston's grid capacity for more of these? Or is this a one off for now.

CAGBC zero carbon design certification is design stage not operational. Still a useful signal for policy makers designing building codes. But the gap between design and actual performance is where the real work is.

Student housing is a good test case for zero carbon design. High density, predictable occupancy, and long term ownership model. If the economics work here they can scale to other building types.
