Western Washington University's Kaiser Borsari Hall in Bellingham has earned Zero Energy and Zero Carbon certification from the International Living Future Institute. The 53,345-square-foot mass timber STEM building was verified using a year of operational data, not just design projections. It uses all-electric HVAC, rooftop solar on 75% of the roof, and avoids natural gas entirely, cutting lab energy use by more than 80% compared to a typical lab benchmark. The project also cut embodied carbon by 79% through mass timber construction and eliminated a planned basement, saving over $2 million and 226 tons of embodied carbon. With an EUI of 33.58 kBtu/sf/year versus 168 for a typical lab, the building shows how early design choices can reduce both cost and emissions. It now serves as a living laboratory for students in engineering and energy studies.
