The project used no basement, Vibro stone foundations instead of traditional concrete, a lightweight steel frame, and efficient MEP services. These choices kept embodied carbon under the target set by Ingenious' Carbon Impact loan programme, which launched in 2025 with Construction Carbon. The programme gives developers rebates on debt costs when projects meet embodied carbon targets. Construction Carbon ran a Whole Life Carbon Assessment at design stage and at completion, following RICS guidance. The result shows that linking financial incentives to measurable carbon outcomes can push developers to make lower-carbon material and design choices without hurting project viability. This is one of the first completed projects under the scheme and sets a practical example for UK residential developers.
