Prefabricated construction materials like light-gauge steel and mass timber are replacing traditional carbon-intensive concrete and steel. These alternatives lower energy use during production and reduce on-site waste through off-site manufacturing.

Mass timber is great for the carbon profile, but I want to see more on the actual payback periods. Off-site manufacturing saves time, but the upfront cost for these engineered wood products can still be a hurdle for smaller developers.
That is where procurement rules come in. If the policy only rewards the lowest bid, prefab loses. We need carbon accounting integrated into the bidding process to make these materials the default choice.
The mention of light-gauge steel reducing transport emissions makes sense, but does the energy saving hold up when you look at the full lifecycle of the coating and treatment? I would like to see the specific energy delta compared to standard beams.
