Chicago Geothermal Apartment Tower Cuts Gas, Uses 65 Wells for All-Electric Heating and Cooling
bisnow.comA Chicago developer is building a 724-unit Fulton Market apartment project with an all-electric geothermal system. The first phase uses 65 wells drilled 850 feet deep and about 22 miles of piping to heat and cool the building, replacing fossil fuels with ground-source heat pumps. Developers estimate the system saves 390 tons of carbon annually and cuts energy use by up to 60%. Geothermal systems are rare in large urban multifamily buildings, and this project is meant to show the concept can be financed and built at scale. Drilling speed and heat pump efficiency have improved enough to make it viable, and the design also helps the building meet stricter energy codes. Vertical construction is starting, with completion targeted for March 2028.
